Job Summary

The Managing Director of He Sapa Makoce Inc., is responsible for the overall oversight, performance, and the long-term development of a diverse real estate portfolio. This position reports to the He Sapa Makoce Inc. (HSMI) Board of Directors, generally, and to the President of NDN Collective, operationally. They manage all aspects of HSMI Properties & Facilities. This role combines traditional property management, project management, and master planning responsibilities with strategic asset management, ensuring all properties are well-maintained, financially sound, and positioned for future growth and expansion. This position supervises the HSMI Facilities Manager as well as a diverse set of contractors.

THE POSITION

PRIMARY DUTIES & RESPONSIBILITIES

Property Operations & Maintenance

  • Creates and refines strategic and systematic processes for property  identification, utilization for optimal revenue generation, and maintenance that ensures compliance and valuation. 
  • Ensures the security and upkeep of all properties, creates protocols and schedules of preventative maintenance and repairs for all properties 
  • Identifies both short-term and long-term needs as well as small and large capital improvement projects
  • Conducts regular property inspections to ensure safety, compliance, and operational efficiency 
  • Develops processes for offloading properties and assets. 
  • Creates and refines property maintenance checklists 
  • Manage relationships with contractors, maintenance teams, service providers, and day laborers. Sources and coordinates service providers and contractors (garbage, cleaners, pest control, lawn maintenance, building repairs and improvements, etc.)

Asset Management & Valuation 

  • Monitor property performance, operating costs, and revenue opportunities
  • Support property valuation efforts through market analysis, expense tracking, and improvement planning
  • Create and implement processes for asset valuation and depreciation and capital improvements to properties
  • Develop, oversee, and maintain HMI annual budget in coordination with the Finance team

Development & Expansion 

  • Evaluate opportunities for property expansion, redevelopment, or new acquisitions
  • Coordinate site planning, master planning, permitting, and project timelines for improvements or new construction
  • Work with architects, engineers, and local agencies as needed
    Support strategic planning for land use and long-term portfolio growth

Tenant & Stakeholder Relations 

  • Serves as primary contact for tenants, guests, and property users. Addressing any operational concerns promptly and professionally. This includes serving at the point of contact for all customer service and maintenance requests
  • Responsible for creating processes for receiving rent payments and paying expenditures for all properties 
  • Responsible for tenant and rental management including troubleshooting any issues that may arise 
  • Oversees leasing coordination, occupancy management, and tenant communications 
  • Prepares and shows vacant properties; interviews prospective tenants and renters.
  • Ensure properties maintain a positive experience for residents, visitors, and business tenants. 

Compliance & Administration

  • Supervises the HSI Facilities Manager 
  • Maintain accurate property records, contracts, and documentation 
  • Tracks and oversees all compliance for HMI including insurance, permits, inspection requirements, taxes and licenses, accounting, legal, and other professional services and labor to manage the properties
  • Support risk management and operational policies across all properties 
  • Serves as a member of NDN Team Leads Table and ensures coordination with appropriate teams across the NDN ecosystem
  • Other duties assigned.

WHO YOU ARE

Education and Experience

  • BA/BS in Business, Management, Construction or related field preferred
  • Minimum of five years experience in property, asset or facilities management, including experience in leading and supervising teams or capital construction projects
  • Extensive experience working with Indigenous communities in managing facilities and utilizing space that is aligned with Indigenous values and environmental considerations

Knowledge and Skills

  • Proficiency required in applicable software and platforms pertinent to facilities management, i.e. Asset Tiger, security software
  • Knowledge of building operations, maintenance, and repair procedures.
  • Ability to design and refine building and security systems, policies and procedures
  • Ability to assess risks and implement proactive security and safety measures.
  • Strong budget management and vendor negotiation skills.
  • Excellent leadership, supervisory, and team management abilities.
  • Strong organizational, communication, and interpersonal skills.
  • Ability to handle emergency situations calmly and effectively.
  • Detail-oriented with strong problem-solving and analytical skills.
