Senior Project Developer, NDN Holdings LLC

Job Summary

Reporting to the Managing Director for NDN Holdings, the Senior Project Developer is directly responsible for organizing, supervising, scheduling, planning, and obtaining financing for internal construction as well as business planning to maximize cost efficiency and motivate contractors to complete assigned projects on time and under budget. This key position also provides technical expertise on site cost estimates, negotiates contracts and change orders, and establishes project objectives as part of the NDN Ecosystem both internally and externally.

The Position

Primary Duties and Responsibilities

  • Assists the entire NDN Holdings team with construction project management including but not limited to organizing, supervising, scheduling, planning, and obtaining financing for internal construction as well as business planning to maximize cost efficiency and motivate contractors to complete assigned projects on time and under budget.
  • Provides technical expertise on site cost estimates, negotiates contracts and change orders, and establishes project objectives
  • Designs a financing strategy plan to be used to directly solicit and obtain funding for current affordable housing development projects. 
  • Oversees cost control to include monitoring the preparation of contract documents, budgets, scheduling, and the processing of invoices.
  • Manages and monitors work of subcontractors; provides follow up to ensure completion of work and accurate, timely deliveries.
  • Understands the scope of work included in the original pro forma budget and advises management of revisions that may be necessary.
  • Monitors plan development and specifications for cost effectiveness.
  • Coordinates all architect and engineer designs and reviews both architect’s and engineer’s plans for adequate details and good quality; and conducts design-review meetings.
  • Responds promptly to any delays, emergencies, or problems that can arise.
  • Evaluates and reports upon the progress and budgeting of projects to all stakeholders. 
  • Explains contract and technical matters to others in a clear manner.
  • Prepares budgets and cost estimates, along with work timetables.
  • Ensures building code compliance as well as the adherence to all health and safety standards; Reports any issues.
  • Helps ensure NDN Holdings development projects open efficiently, in a culturally appropriate manner for the surrounding community. 
  • Responsible for day-to-day obligations consistent with the specific project. 
  • Any other duties as necessary or as assigned.

Who You Are

Education and Experience

  • Bachelor’s or Master’s Degree preferred but not required.
  • Development and construction building experience highly preferred with a minimum of 5 years of commercial project management experience.
  • Must have new ground-up construction experience or project management experience.

Knowledge and Skills

  • Ability to work in a fast-paced environment, managing multiple projects simultaneously.
  • Strong analytical thought process with sound judgment and a keen attention to detail.
  • Strong project management skills, results-driven, with ability to manage multiple deadlines.
  • Experience working with Microsoft Windows and Office (Word, PowerPoint, Excel), Gmail Suite, database development experience a plus 
  • Must be a self-starter with a collaborative spirit.
  • Develops and maintains positive relationships with all stakeholders.
  • Strong communication skills, both written and oral.
  • Strong ability and desire to work on a team which may include remote/virtual work.
  • Strong motivation and ability to take initiative.

This position is salaried, commensurate with experience. Salary is negotiable, this position falls under the GS 13 with pay range between $83,238 – $108,324.
